What happens if you don't pay property tax

Property tax is the debt with the shortest fuse in American personal finance: it is secured by the property itself, it accrues penalties by statute, and unlike a mortgage it can be sold to a stranger without a court case in many states.

The sequence, in order

  1. Delinquency. A penalty and interest start the day after the due date — commonly a percentage per month, capped by statute.
  2. Notice. The county mails a delinquency notice, then a warning before sale. Do not ignore these: they carry the dates that end your options.
  3. Lien or tax sale. Roughly half the states sell a lien (a private investor pays the tax and collects interest from you); others sell a tax deed or conduct a tax sale where the property itself can change hands after a redemption period.
  4. Redemption period. Where liens are sold, you usually keep a right to redeem by paying the tax plus interest and fees, for a set period — from months to a few years, depending on the state.
  5. Foreclosure. If you don't redeem, the holder of the lien or deed can foreclose. That is how people lose homes over a bill that started in the low thousands.

Where the escape routes are

A tax lien is not a mortgage default: the lender may never know, and the county does not need the lender's permission. That is why a small unpaid bill can quietly become a foreclosure.

Common questions

Can I lose my home over one missed payment?

Not immediately, but yes eventually. The timeline is measured in months to a few years depending on the state, and it runs whether or not you are in contact with the county.

Does bankruptcy stop it?

Bankruptcy can pause collection and restructure some debts, but property tax liens generally survive and must be dealt with. Speak to a bankruptcy attorney rather than assuming it clears.

What if I bought the property and inherited the debt?

Property tax runs with the land, so the lien usually follows the property to you — which is why a title search before purchase matters.
